Integrated Maturity Assessment of Manufacturing, Logistics, and Assembly in Off-Site Construction

Abstract

Off-site construction (OSC) is recognized for its potential to improve productivity, quality, safety, and sustainability. However, these benefits are often not fully realized because manufacturing principles and their effects on subsequent stages remain insufficiently understood and managed as an integrated production system. In addition, OSC complexity creates the need for structured approaches that support implementation and progressive improvement. Existing approaches remain limited in their ability to jointly assess these interdependent processes, clearly define maturity progression, and provide an integrated basis for improvement. This study addresses this gap by developing an integrated maturity assessment for manufacturing, logistics, and assembly (MLa) in OSC. The research followed five-stages: comprehensive literature review, expert-based triangulation, AHP-based weighting, maturity-level conceptualization, and feasibility assessment through a case study. The proposed assessment comprises 7 variables and 56 indicators. The results show that workplace configuration management and process orientation are foundational dimensions, while capacities, management practices, and management capabilities enable MLa-operationalization, and sustainability and CITs applications represent advanced maturity conditions. The weighting structure was established using the Chilean AEC industry as the reference context, and the case study provided preliminary evidence of feasibility and applicability of the assessment in diagnosing maturity conditions and identifying improvement paths for integrated MLa-operations in a real OSC company.
